Sketch (Concept Design)
Until you are happy - Freehand but to scale floor and site plans, cross section(s), perspective(s)
3D architectural modelling of sketch design so you can see what is proposed from every angle, including inside
Taking the basic ArchiCad model and working it up to give dimensioned Floor Plans, detailed Cross Sections, Elevations and Details, writing the specification.
Building Consent Application
Dealing with requests for information from councils, making whatever modifications are necessary to obtain a building consent
Preparing Tender and Contract Documents, putting the job out to tender to three builders of known quality, replying to tender queries, receiving tenders, writing tender report and recommending a tenderer
Arranging the signing of the contract, getting builder started, regular site meetings with clients and builder, site problem solving as required through to completion. Receiving and carefully going through monthly progress payment claims from builder, providing progress payment schedules to clients to pay builder the amount due.
Handover and move in!
Three Month Maintenance Period overseeing, checking everything is working well, ensuring any minor defects are corrected, Final Payment to builder.
